Home inspections can make or break the deal when buying a home. The home inspection is a contingency written into most offers. If the buyers are not happy, they can walk away without losing any money. Here are some ways to prepare yourself and your home for a home inspection.

Will there always be a home inspection?

Buyers who want to live in your home, want to know what they are getting into. If they are planning on tearing your home down and starting from scratch, you are in luck. However, more times than not, they will want an inspection. The results of the home inspection can be a relief for the buyers, or be a way that they can bargain down the price. Worst case scenario, the buyers can walk away.

The first home inspection on your house can let you know everything that needs fixing. This gives you the ability to fix what you choose, and even adjust the price to reflect necessary repairs.

What do inspectors look at?

A better question would be, what DON’T inspectors look at? It is not a quick once-over. Per the National Association of Home Inspectors, they have a checklist of 1,600 items that they must look at.

Some areas of your home that inspectors look at include:

  • Grounds
  • Structure
  • Roof
  • Exterior
  • Windows, Doors, Trim
  • Interior Rooms
  • Kitchen
  • Bathrooms
  • Plumbing
  • Electrical

How can you prepare?

There are some things that you can do to make this process run more smoothly.

  • Clean and declutter your home
    • You want to make sure that inspectors have easy access to your attic, basements, and electrical panels. They are not necessarily looking to see if your home is sparkling clean. Think of it as an early start to packing.
  • Get your paperwork together
    • Create a file of all the documentation you have on the repairs and maintenance you have done on your home. Also, if you have an insurance claim on your house, keep those papers together too. This proves that you took care of your house and past issues.
  • Provide complete access to your house
    • Make sure you unlock gates and doors to your shed or garage that does not have lockbox access.
  • Keep yourself busy
    • Sticking around during the inspection will not do anyone any favors. Your anxiety during this process will make it uncomfortable for the inspector. This makes for an unproductive work environment. You do not need to leave any tools, ladders, etc. The inspector will bring their own. Go shopping or catch a movie to get out of the house for a couple of hours.

  • Don’t take anything personally
    • This is important to remember when the inspector gives you a long list of things that need fixed in your house. The real estate market is a competitive one. It is a business transaction. The seller wants to get the highest price possible and the buyer wants to get the lowest price possible. Keep your focus, and solve the problem with the buyer.
